Tips and Tricks to Selling your Home!

Did you know that our Home Staging Expert, Shannon Reppard, offers a free home staging consultation to each of our sellers?  The Home Staging Consult is part of our package for our sellers and one of the many ways in which we love working with and for you throughout the home selling process.

As many of us are well aware, the Richmond Real Estate market is hot–once again, inventory is low (there are more buyers out there than sellers) and homes are selling fast.  It’s not uncommon for houses to receive multiple offers over asking price . . . nor is it uncommon for buyers to make multiple offers on homes before their offer is accepted.  So, you may be asking yourself “why is staging necessary in a market where sellers have an upper hand?  Why do the extra work to prep your house when it could sell quickly anyway?”

Our goal is to help you sell your home as quickly as possible and at the highest possible (desired) price point.  Home Staging can not only help you get your home ready for the market, but the staging tips and advice offered to you will also help you maximize your price point while minimizing the days on the market.  We know you want your house to shine and fly off the market at the highest possible price, and we are here to help you do just that.

Take a peek at a few of our tried and true staging tips, and let us know when we can come chat with you about selling and staging your home:

Start with the Basics:  Give your house a good cleaning, tend to your yard (go on ahead and remove those plants that died last winter), touch up any chipping paint, replace all burnt out light bulbs and anything else in need of repair, and remove any signs of your fabulous furry friends living in your home (store bowls, leashes, etc.)

 

 

 

 

Purge, Pack, and Donate:  This staging advice is what we offer to almost all of our clients:  The first step to getting into your new home, is packing up your old one.  Purge as much as you can (who wants to take the time and energy to pack up and move things to a new house that you don’t love?), pack up extra items (including furniture) that may prevent you from showing off your space, and generously donate anything in usable condition to folks in need!

 

 

Pare it Down:  One of your main jobs is to de-personalize your home.  This means paring down your table-tops and surfaces to three or fewer items, removing all personal photos any faith-based quotes or art, and even storing your great aunt’s fabulous collection of trinkets that she lovingly bestowed upon you.

 

 

 

Freshen Up:  We encourage our clients to be sure they have freshly mulched their yards, included a potted plant or two out front, and even cut a few stems to pop in a vase inside the home.  Open the blinds and curtains, turn ceiling fans to “low,” and turn on all of your lights.  Showing off your beautifully cleaned, open space will help buyers envision themselves living within the walls of your home!
