Building

As Americans, we love things that are new.

We love new cars, we love new clothes and we love new houses.  In many ways, our love of new houses was one of the reasons for the massive market adjustment beginning in 2007/8, but it will our love of new houses that will also help us to recover.

You will find a breakdown of new RVA’s new housing market HERE.

At One South, our focus on SPACE gives us an edge when helping clients look at new housing.  Understanding how architectural design elements interact is just one of our skills.  Understanding how to help our clients make intelligent decisions when it comes to upgrades, selections and plan modifications is also part of what sets us apart.  Our focus on cutting edge trends also makes us leaders in understanding GREEN building techniques that will define the next generation of housing.

Allow me to assist you with the home building process.  I understand housing and can pass that knowledge on to you.

About the One South Realty Group

In January 2008, a group of established and high producing agents decided that there was a better way to do business and One South Realty was born.  Recognizing that the new way real estate was done involved merging residential and commercial practices with a developer presence, One South grew quickly into the teeth of one of the most challenging markets in history.

With some of the most in-depth knowledge of the Metro and the subtleties between neighborhoods, One South offers its clients progressive marketing techniques, multiple layers of experience and a proactive mindset……exactly what a client SHOULD expect from an professional sales team.

The Neighborhoods of Richmond

Where is Jackson Ward?  Wait…..I thought that was Carver.  I’m confused.  Where is VCU?  I thought that was MCV.

Selling within the City limits requires some additional knowledge that many agents are unwilling to seek.

That is not the case with the agents of One South.

By constantly exposing themselves to those that understand the past AND are paving the future of RVA, One South agents understand not only the trends, but the reasons behind them.  Historic Tax Credits, Enterprise Zones, Neighborhoods in Bloom, Tax Abatement and HUD incentives all play a role in revitalization and renovation.  Knowing where it is headed and which neighborhoods qualify is paramount in understand future values.

Ask us.  We know…..

Check out our page on the City Neighborhoods for more information.

Search the MLS

A computer doesn’t know what you are looking for unless you tell it.  Even then, it only has a vague idea.  I somehow doubt that if Google hasn’t figured it out yet, then your local MLS hasn’t either and with 20,000+ listings in MLS at any one time, your computer needs guidance…..

IDX Broker is the premier feed for public MLS searches and you can begin your search HERE.  We offer this MLS feed free to the public but the limitations of the system mean you are missing so much searching power.

A Mortgage Sure is Tough…

Getting a loan for a home has gone from one of the easiest things to do to one of the hardest.  Prior to the market adjustment, the mortgage process was largely ceremonial as home price appreciation removed the risk.

This is no longer the case….

The marketplace for mortgages, while extremely attractive in terms of interest rates, is one of the most frustrating environments imaginable as underwriters and regulators require a level of proof that in many cases is impossible to provide.  Knowing which lenders are actually lending in a reasonable fashion is a large part of the equation.

Let us offer our guidance.
